If only 1 person is leaving, then you cannot use the Transfer function for that person only. The Transfer function is only for when the entire household is leaving. In that situation, you would have to just remove the roommate that is leaving from that unit and enter that person as a new prospect in DLS and push them over to Yardi as usual as a new move in.

If you have 2 or 3 adults on the lease and one of them wants to transfer out of their unit into a new unit by themself. Can you transfer that person only? Or do you have to transfer the entire household?

We have been using some of the methods in the vodeo as well as others . These are things that help with renewals and new prospects.
Most of this is not new but old tried and true methods . but most of all comes down to manager and Maintenance Supervisors who care about their residents and take pride in their work.We always go the extra mile in all Of our contacts and while it may not seem like a big deal to us . It can me an the world to them (residents, prospects)
It goes back to the “GOLDEN RULE” TREAT OTHERS AS YOU WOULD LIKE TO BE TREATED !!

I found the video to be very practical and informative. Some of the suggestions I have already used, others I had not thought of. I have never really used the Ammo list. As a goal, I am going to try and use the dinner idea to get Prospects to return with the goal of leasing.

I have worked with a local Independently owned Pizza Company. They give me coupons for a free 1 topping pizza (pick up only)and I hand them out to Prospects, Renewals, and Move in’s. It has increased their traffic at our Community and it affords us a great opportunity to demonstrate our attention to detail and superior customer service.

In these very difficult economic times, I think a good meal at a nice restaurant will help separate us from our Competitors when Prospects are “shopping” for a new home. It will set us apart and above our competition.
